Ballard Yards
Ballard Yards is a six-story mixed-use residential development completed in 2022 in Seattle’s historic Ballard neighborhood, adjacent to the shipyards and Market Street. Developed by Carmel Partners, the project delivers 171 apartments with modern amenities, retail at street level, and rooftop and courtyard gathering spaces. Its identity is enhanced by two large murals from Seattle artist Sarah Robbins, celebrating the area’s maritime heritage through imagery of an octopus and a diver.
Behind the architecture and art, Ballard Yards also faced technical challenges common to multi-family housing, including long laundry duct runs that can exceed code allowances. To maintain compliance and efficiency, the project incorporated Fantech’s DEDPV-705 dryer exhaust duct power ventilator, ensuring proper airflow, reliable performance, and code alignment.
Ballard Yards features two large murals by Seattle artist Sarah Robbins, depicting an octopus and a deep-sea diver to celebrate the neighborhood’s maritime history.
Ballard Yards earned a 2 Green Globes certification in 2022 under the New Construction standard, achieving a score in the 55–69% range for its commitment to energy efficiency, water savings, and sustainable site development.
